This success story highlights how we supported a national property developer in completing a large-scale strata title (Sertifikat Hak Milik atas Satuan Rumah Susun/SHMSRS) issuance for a residential complex, on time and with full legal integrity.

Situation

A prominent national developer engaged we to manage the strata title processing for an apartment complex consisting of 647 residential units. This was a key part of the developer’s strategy to fulfill handover obligations to buyers and support their year-end financial reporting.

Approach

To meet the assignment deadline with accuracy and efficiency, we implemented a structured and proactive strategy:

Data Consolidation: We began with a thorough identification and consolidation of key technical documents, including the Building Construction Permit (IMB), site plan, and related architectural and legal files.
Agency Coordination: We conducted intensive coordination with the Land Office (Kantor Pertanahan) and Land Deed Official (Pejabat Pembuat Akta Tanah/PPAT) to ensure all submissions were in accordance with prevailing regulations.
Document Management System: The process was supported by our internal tracking system, enabling real-time progress monitoring and minimizing administrative errors throughout the project lifecycle.

Results

All 647 apartment units were successfully processed and issued with valid, well-documented Strata Title Certificates (SHMSRS) within the assigned deadline.
